• Balloon Mortgage—America’s Best has Balloon Mortgages with the following terms: One amortized for fifty years due in thirty years, and one amortized for 45 years.
• 80/20 or Flex 100—This program comes with two loans: one for 80% of the home and a second for 20%.  They both close at the same time, and you can avoid paying mortgage insurance.
• Conventional
• No Income Verification—This loan works well for people who are self employed and lack the traditional documentation required for most other loans.
• No Down Payment
• Credit Problems—America’s Best gives loans to people with all kinds of credit histories.
• 103% Purchase—This loan covers your entire home purchase.  It covers the down payment, cost of house, and leaves an extra 3% to cover closing costs.
• 80/15/5—This is also known as a Piggyback loan.  The first loan is for 80% of the loan, the second is for 15%, and the borrower supplies a 5% down payment.
• Jumbo Loans—A Jumbo Loan is for any amount that exceeds the conventional loan amount as determined by Fannie Mae and Freddie Mac.
• High Debt Ratio Loans

• Construction Loans—If you can’t find your dream home on the market, consider building it.  A Construction Loan will help you finance the venture.
