Types of Mortgage Loans Available in Kentucky
There’s no need to worry about finding the right
type of mortgage loan in Kentucky; there are plenty of options to
choose from:
To begin with, you'll need to know what your current credit score is. You should compare that against the average Kentucky consumer
credit score which is 675. And the national average credit score
is 677. Your credit score impacts what your home mortgage rate will
be. Historically home mortgage rates have varied from
5% to over 13%. Lenders create their home mortgage rates by using
the Federal Discount Interest Rate and then increase it by using
an internal formula to create their own home mortgage rate. When
you apply for a home mortgage, your home mortgage rate will be determined
by a whole host of factors-- your credit score being very important.
Kentucky Mortgage State Laws:
Foreclosure
Only Judicial foreclosure is practiced in Kentucky.
In cases of property abandonment, the lender is entitled
to the property immediately after the borrower defaults.
In normal default cases, the court will determine how much
the borrower still owes, and a short time period in which the borrower
may pay it and maintain the property.
If the borrower fails to pay, the process of selling the
property begins. The property is appraised and a sale date is set.
If the property sells for less than two thirds of its appraisal
price, the borrower has one year to buy the property for its foreclosure
price, plus interest.
Foreclosure processes usually take six months.
